Plant Maintenance (EAM)
Functional locations, plant maintenance orders, spare-part BOMs, PM/predictive strategies, MRO storerooms, and shutdown planning.
Available with the Plant Maintenance (EAM) entitlement (included on Construction, Facilities, and Food & Processing packages, or assignable on Custom). Distinct from Field Service customer work orders and from Finance fixed assets.
Functional locations (/eam/functional-locations)
Hierarchy for the plant: plant → area → line → equipment position, plus linear assets (from/to + UoM). Optional default warehouse for MRO issue. Plant equipment (service assets with scope plant) and spare BOMs hang off these nodes.
Maintenance orders (/eam/maintenance-orders) — PMO · stock ↓
Statuses draft → released → in_progress → completed | cancelled.
- Types: corrective, preventive, predictive, shutdown.
- Header: functional location and/or plant asset, priority, MRO storeroom, spare BOM, schedule window.
- Completing an order issues spare parts from the MRO warehouse (decrease movements). Set a storeroom or warehouse before complete if the order has stock lines.
Spare part BOMs (/eam/spare-boms)
Bill of materials of spare products for a plant asset or functional location. Apply a BOM onto a maintenance order to prefill issue lines.
Strategies (/eam/strategies)
Reusable time, meter, condition, and predictive strategies. Link them on Field Service preventive schedules with Generate plant orders to create PMO documents instead of customer work orders.
MRO storerooms (/eam/mro-storerooms)
Marks a warehouse as an MRO storeroom and optionally ties it to a plant/area. Used as the default issue point for plant maintenance orders.
Shutdowns (/eam/shutdowns) — SDN
Planned outage / turnaround window on a functional location. Release moves linked draft orders to released; Complete closes the shutdown. Use activities to track work packages against maintenance orders.
